I use commercial equipment, but eco-friendly products. I have an industrial HEPA filter vacuum, pet/child safe cleaner and a steam powered mop. Zero harsh chemicals :) No mess is too big! I charge a flat rate. I don't leave until the job is done, for the price we agreed on :) I provide all my own supplies and take the trash out with me.
